How do I stop the arming beep and just have the indicators to flash instead when arming and disarming, the neighbours are complaining

Answer
That is referred to by Clifford as "Chirp Muting", pressing buttons one and two at the same time will arm or disarm the system without audible confirmation (siren chirp).  This is explained on page 9 of your owner's manual.  You can download your owner's manual if you have Adobe Reader and go to this link:
