Towing Issues: vehicle towing, mobile home communities, kitsap county washington

Question
I live in a mobile home park in Kitsap County Washington. I lease the space for my home. We have several satellite parking areas in the community. My pick up truck doesn't fit well in my carport. The lease says we can park our vehicles in these areas up to 12 hours. The new managers say I can't park there as these spots are "visitor" parking spots (that's not what the lease says). They threaten to tow my vehicle if I park there. There are no signs designating these spots as visitor parking or that unauthorized vehicles will be towed. Can they legally have my vehicle towed?

Answer
with new management always comes "new instructions of the rules"

That being said, I really hate to tell you that mobile home communities across the country are real pains in you know where in regards to towing issues. I have seen dozens of questions out of mobile home parks where the fire lanes are all the streets, or if its touching grass it is towed.
Of course there is always the "VISITOR SPACE" issue.

Since you live in the park, how can go and use a "VISITOR" space since you are really a tenant. I am sure that is what they said to you.

Now in most lease agreements there are rules spelled out where parking is addressed and in those cases I will not be able to find anything on line which agrees or disagrees with that.

The RCW's which govern towing in Washington spell out rules regarding signs, rates, procedures but then again you get into private property / community rules and rights.

I will not have all the answers to give you since I can not answer all the questions and points, but here is a link to the section where towing is covered, and you can search it and find out what applies in your area. But be advised there might be some Kitsap county rules which apply
