Car Alarms: Car alarm on RAV4 keeps going off, toyota rav4, resident technicians

Question
I have a 1997 Toyota RAV4 with the original unlock button (it says "Prime" on the front, with 2 buttons). My problem is two-pronged:

Recently, the car will beep when pressing the first button, and never unlocks on the first try, it always takes two presses to unlock. As I said this is a new development and may have started the last time the battery went dead.

Even more recently, I have noticed that when unlocking using the master key on the driver's side door, the alarm will go off when the door is opened. It will also go off if I reach through an open window to unlock the door. I would like to fix both of these problems.
