RV Repair: 2001 R-Vision Trail-Lite Trailer 7270-S, air bubbles, speedy reply

Question
Just purchased the trailer this year from Seakonk Mass. It is in excellent shape and hardly used. However, the rubber roof on both trailer body and slide-out show "air bubbles" in a few places (is this not unusual ?) and the caulking - originally white - is now black. I have detected water coming in via slide-out roof and think I know where the leak is. Questions:
1. Could I just re-rubberize over everything and if so, what about the prepping ?
2. Should I just remove the old caulking (how ?) and recaulk ?
3. Should I do both perhaps ? Many thanks for a speedy reply in advance ! Ed

Answer
Ed,
Bubbles in a rubber roof are common, just look for any that are spreading.  You can coat the roof with a liquid edpm rubber such as one from pro guard coatings.  The only sealant that you need to remove would be those that is loose. You can then apply self leveling sealant over what is there.
