Tips on Buying Cars: 12 year old Land Cruiser with only 37,000 miles???, used, car

I'm considering purchasing a 2000 Toyota Land Cruiser with 37,000 miles for $20,000.  The price premium seems fair given the extremely low miles on the vehicle. Also, I have received a CarFax report and print out of service records at the dealership which seem to indicate this is a legitimate sale with the mileage showing gradual increases. I'm planning on having the vehicle inspected by an independent mechanic using a AAA approved shop. Do you have any words of caution or things I should look out for prior to purchasing this vehicle?

It just seems odd that the vehicle has such low miles and the explanations have seemed fishy. Also, this will be a private person sale but done by an employee of the local Toyota dealership where the vehicle was originally purchased and all service records are from. Is it paranoid to think I might be getting set up by someone who could potentially manufacture the service records (through friends at the dealer) leading to a inaccurate CarFax report? Again, any word of guidance will be appreciated.
