RV Repair: Roof repair or replacement, rubber roofs, liquid rubber

Question
Hi, I just bought a 34' 1993 Allegro Bay.  I was informed by the previous owner that there had been some leaks in the roof but he sealed every thing up and there should be no problems.  When I got home I noticed there was still a leak in the bedroom.  Upon further investigation I discovered there are several rather large cracks in the rubber roof along both sides.  Some of the cracks are beginning to peel.  How do I determine if I can just use a patch tape to resolve these issues or if a new roof is warranted?

Answer
Well this falls into the realm of what you want from the coach and what it is worth and how long you intend on keeping it. To have one put on at a shop it will cost you somewhere between 4,000.00 and 6,000.00, depending on their labor rate. When you say large tears down the sides, are they right at or near the termination mouldings that keeps it attached at the sides? If they are you will want to at least pull that termination mouldings and apply the roof tape so that when you reattach the mouldings it will hold the material down, and I would go the whole length of each side for looks. Any leaks not on the sides but at vents, skylights, etc. can be sealed with a product called Liquid Roof. This is actually liquid rubber and I have personally been using this product for 14 years and it is the "ONLY" product that I have yet to have any complaint about. Rubber roofs come with a 10 year warranty but your coach is older than that and now we fall into the realm of just how well was it taken care of before you bought it. When you figure out the questions I brought up let me know what your intentions are and I will do everything I can to help you through it.
