Used Cars: Selling my car., request title, finance company

Question
I am in the process of selling my car.  I am wondering what the buyer and seller have to go do in order to release the title from the finance company and close the deal.  Please elaborate as much as possible as to I would like to know as much as I can.  I reside in Pennsylvania.

Phone the lender to obtain the lien amount, when funds are submitted the title will be mailed to you at which point you forward to buyer.

Some buyers will insist getting the title upon purchase, if you can't pay out the lien without funds from sale, have buyer submit funds direct to the lender, and request title to be send to buyer.

Have you got a proper bill of sale to make the transaction ?, if not, you can download one from the Internet for free.
