Car Alarms: Titan car alarm problem, hyundai h1 van, valet mode

Question
I have a Titan car alarm on my Hyundai H1 van. I've had it for 9 yrs already and never had a problem. However 2 weeks ago, it began to malfunction. When I press the lock button on the remote, it beeps 3x and does not lock the doors. It arms the audibale alarm though. I have to manually lock the doors using the key itself. However, when I press the unlock button, it manages to automatically unlock all doors and disarm the alarm.  When I set it to valet mode, the remote is able to lock and unlock all doors without a hitch.  Furthermore, for some strange reason, all my interior lights (dome lights at the back row, reading lamp at the front row, and door courtesy lights) have all failed to work at the same time.  Any ideas how to fix this?

be without first hand inspection. If you
