RV Repair: leaks, sandpiper 5th wheel, latex paint

I purchased a 1997 Sandpiper 5th Wheel. Got a good low price (The unit sold for about $8,000 less than anything else of it's category around our area) but have to deal with some rain water leaks and a section of dry rotted flooring. Is this normal for a unit of this kind and age? I have sealed glass (glass was loose) and window frames. Made sure there were proper drain holes. I am now working on sealing every horizontal seam. The worst leaks were from the rear corners where the tracks held the screws. I had no patience to remove every screw so I used a 35 year clear, paintable caulking and then painted over the whole corner with a latex paint. Those repairs are holding up very well. I realize I may have to eventually do it right. I still have to repair one front corner and still have water coming in at floor level on the awning side.
I am getting very discouraged. I hate the idea of pulling up all the carpet and vinyl but I am sure I will have to in order to assess all the damage. Am I tackling this correctly? Any ideas on flooring replacement? I already had to replace soggy particleboard along the entertainment area at floor level where wet carpet kept the wood saturated. And apparently whoever owned it before didn't adjust the slide out (we did) so water damage has created dry rot and stained vinyl. I'm feeling a bit overwhelmed with all this and am wondering if I should just have someone do it.

     It sounds like you are on the right track but if the slideout room needs to come out to repair the floor under it I think it's time to take it into a shop for repairs or live with, sell it, or trade it.  It will be quite a lot of money to have that repair done so you will have to make that call, maybe take it in for an estimate and then think it over.  It's not unusual for one that old to be leaking if the roof seals, extrusions, and windows, etc., are not maintained.  They need to be checked at least twice a year and redone as necessary.  Good luck and happy camping.
