Toyota Repair: Camry Oil Leaks, hole rims, oil leaks

1995 Camry, 2.2l.
Noticed oil on garage floor, checked oil pan, it was loose. Pulled it off, changed the gasket and reinstalled it. I used permatex black, hi-temp sealant. Torqued it to 48 in lbs per specs. A few days later, same problem. Inspected, oil seeping under sealant on the 'wet' side of the pan. Changed the gasket again. Releveled the pan flange and flattened the hole rims. Reinstalled. Repeat problem. I can see where the oil is leaking under the gasket on the 'wet' side. Can you tell me what kind of sealant I should be using? My Toyota book is vague on the subject. I have always used some form of permatex but I have never had a car with a wet seal before.

I don't think the sealer is the problem but rather the application of it.
Make sure that at the rear of the oil pan the sealer is applied all the way across the sealing area, I have seen many mechanics, including myself make this mistake,if you apply the sealer just to the middle it will leak at the rear of the pan because of the way the rear mainseal housing lines up with the oil pan, take a close look.
